Please read these Terms carefully before using Tharlo. By accessing tharlo.in or any of its associated services, you agree to be bound by these Terms. If you do not agree, please do not use the platform.

1. Nature of the platform

Tharlo is a real estate discovery marketplace. Listings on the platform are submitted by third-party property owners, brokers and developers. Tharlo facilitates discovery, verification, buyer-advisory services and legal referrals, but is not itself a party to any sale, rent or transfer of immovable property.

2. Buyer responsibilities

Property information — including price, area, title status, connectivity scores and fair-price ranges — is provided in good faith based on seller-submitted data and Tharlo's internal review. Buyers are strongly advised to perform independent due diligence, engage a qualified lawyer before making any payment, and physically inspect the property.

3. Seller, broker & developer responsibilities

All parties submitting listings warrant that (a) they have legal rights or authorisation to market the property, (b) all information provided is accurate and up-to-date, (c) uploaded photographs represent the actual property, and (d) they will not misuse buyer contact details obtained through Tharlo.

4. Prohibited conduct

Fraudulent listings, misrepresentation, duplicate posts, harassment of buyers, undercutting Tharlo's advisory workflow, or scraping the platform for competitive intelligence — any of these may result in immediate account suspension and, where applicable, legal action.

5. Fees & commercial terms

Basic listing on Tharlo is free during the initial launch phase. Premium tiers (Boost Status, Featured Seller, Advisory-Concierge for buyers) and legal-services fees are governed by separate commercial agreements communicated at the time of enrolment.

6. Limitation of liability

Tharlo, its founders and its employees shall not be liable for indirect, incidental or consequential damages arising from the use of the platform. Aggregate liability, where established, is limited to the fees paid by the user to Tharlo in the twelve months preceding the claim.

7. Governing law & jurisdiction

These Terms are governed by the laws of India. Any dispute arising from or related to these Terms shall be subject to the exclusive jurisdiction of the courts in Rewa, Madhya Pradesh.
